Located in Lake Whitney near White Bluff Resort. About a mile or so from the lake (as a crow flies)

The two guys that were hunting the property have decided not to come back. They hunted the place for two years.

200 acres, 5 tanks (seasonal with water), cedar-mesquite-hackberry-elm woods and open grazing land. An intermittent creek borders the east side. Cattle are run on the property. There is a cabin that can be used by the hunters, if they agree to keep the shingled room patched and make minor upkeep and improvements (I dont want the cabin to deteriorate anymore). Cabin has water but no electricity. Hunters will need to fix the pvc pipe in the cabin— the previous hunters chose to never repair the broken pipe (the pipe is broken in the bathroom at the shower). There is a smoker and grill at cabin.

Two guns is probably the max for the land. $2500 a year for both guns- that includes all seasons of hunting. Money due in full at time of making the deal.

The hunters that leased for the last two years said they were leaving for another lease and they also said that the cattle "ran all the deer off". I only know of them shooting one deer (buck)this year, but it ran off and they could never find it. I don't know if they got any others. There is a good turkey population here. There are always lots of dove.

I dont have any pictures of the deer population. The previous hunters never emailed me any pics from their cameras.

The place is located directly north of White Bluff resort between Lake Whitney and Blum. The Steiner Valley Ranch and another big ranch borders all the way around around the West side.

I am only looking for safe hunters. I don't want the cabin burned down or cows shot. Gators, mules, and 4-wheelers are okay, as long as they are driven safely. You will be the only two people hunting this place, so take care of it.

I don't want any coyotes or cats killed (for personal reasons). I have been told there are hogs around here, but I have yet to see any.

This lease has showed up several times on this site throughout the past few years. Just a heads up.

As far as I can see, the last time he posted it was 2013 which he states that it was leased the last 2 years. 2013-Current

I thought I had also listed it last year in 2014. Last year, the hunters were talking about not releasing it, but they ended up releasing it for the 2014 year.

This lease has been posted 6 different times in the past 2 years on 2 seperate accounts for either dove/turkey/deer.

Pretty sure it was posted last year for deer season only
