Need advice on a corporate hunting lease

I need to get a corp hunting lease and I don't know the first thing about it. I am looking for any advice. Our company is based out of Houston so I am guessing it needs to be within 5-6 hours of here. I don't know what game is the most fun to hunt. I have a liberal budget. I am looking for an inclusive place with lodging. I wish I could give more info, but this is just not my area of expertise. I looked at some sites that had listings for leases, but I just don't know enough about it. Thank you.

I am assuming the number of hunters will vary. I wish I had more info, but I just know jack all about hunting. I could ask a few friends who hunt on leases, but I figured a large forum like this would be more knowledgeable.

You do need to at least have an idea of the number of hunters you'll be having hunt. Animals/game are not inexhaustible but exhaustible therefore the number of hunters is very important. We all have a responsibility to manage the land/game responsibly and making sure you understand the number of hunters vs the game available is critical. Then of course you need to know what type of hunting will be done there. For instance if the lease is primarily for deer hunting you need to know what type of animals, quality etc, your clients would be interested in hunting. You do not want to put guy/s looking to kill a "trophy" deer on a lease that will not give him an opportunity to do so. Now the definition of trophy varies greatly. For me a buck that scores 150 and above is a real trophy but for others it might start at 170 and then for others perhaps 200. So what do you clients want? What type of hunting etc.

Many corporate leases are for clients and employees and the number of hunters is controlled by someone in the company with approval of rancher. Limits should be placed on what game is taken and quantity.

Ok, I will try to more info Tuesday. I am going to a bar to watch football with a friend that hunts a lot. Is your friend at the bar that hunts a lot the one with the deep pockets that is going to pay for this corp. lease?

The problem is the clients will vary and they will want to all hunt different things. There is no real way to narrow it down. I wish I had more info.

First things first! You will not be able to please everyone. You will need to find a place that can accommodate your client base. If that means high end lodging and fancy meals or a double wide trailer with hamburgers.
Next you will need an idea of how many hunters you are going to accommodate on a yearly basis. Then you will need to figure out what type of animals to target. I would imagine you could focus on birds and have to spend less money on hiring people to run the place. For example if your clients are shooting deer then you will need 1 guide per 1 hunter. Compared with duck, dove, or quail hunting where two guides could run a group from 6 to 10 pretty easily.
In a perfect world you would be able to provide a field or two for a dove hunt on Sept 1 where you could host a large group even up to a 100 people if you so choose. If it had good water you could farm for ducks and hunt two to three groups per month depending on the property. You can also turn out quail for a bird hunt or set it up for a pheasant tower shoot.
If you want to provide deer then I would imagine you would need to find a ranch on the MLD program or high fence. That way you know the land can support the amount of hunters/clients you need to accommodate in order to justify the expense.
I will provide two examples of places I know to give you an idea of what you might find for deer: Scenario 1: A gentleman leases a 2500 acre high fence ranch with a real nice lodge that sleeps up to 10 comfortably. The owner breeds deer and knows exactly what shooters he has on the ranch. The lessor pays by the deer/score and each year the rancher tells the guy the number of each class of deer that are available for harvest. They may shoot 15 bucks one year, 25 the next and score anywhere from 140 8 point to 270 inch monster.
Scenario 2: A guy leases 5500 acres low fence in South Texas on MLD. They stay in two really nice mobile homes with a great outdoor area. They get on average over 100 tags per year for both doe and bucks. They shoot several deer each year over 170 with the largest being taken over 210. There are a lot of deer on this place 140 to 155 inches. This guy usually brings in clients 2 to 3 at a time. He has a biologist/guide that works there full time that feeds and maintains the place.
Both of these places cost over 100k a year. Not sure this helps much but it might give you an idea of what to think about.

I was thinking it would run around 30-60k. I am still going to have to do it at one point, but probably not for about 6 months.

on a corporate lease i worked on, we broke downt the numbers and divided the cost per year by the total number of deer(bucks and does) harvested. we came out to an avg of $3000 a deer. the property was 12k acres in south texas. the lease payment was $15 an acre. the feed bill for protein and corn was about $125k. the biggest cost was food and beverage. granted the meals were higher priced than normal leases, but our guests were CEO's, presidents of companies and such. thats just to get you an idea on what to expect. but the number 1 thing to figure out to help make a decision is how many hunters you want to run thru the lease. that will determine how many acres would be needed. also you need to figure out ranch transportation, if you need to bring in blinds and feeders. i dont know what kind of lease you want but if you want it better than the avg lease, this will get you an idea on budget.
