within a mile or so of the Brazos, < 250 acres for a deer lease?

At least 18-20 per acre I bet if you're close to the river.

Most small places like that don't lease per acre.They would want to put 3 guns at $1500-2000 on it depending on the place. So I guess $18-24 per acre. I think on a bigger place 8-12 is good but I'm sure some are higher.

I know several that lease in Haskell they pay between $5 - $14 per acre, small places seem to bring a premium price and usually lease for flat fee / per gun. 2 guns at $1500 - $ 1800 maybe a little more depending on amenities.

I have not, a good buddy of mine that owns within 2 miles of there has and says it has abundant deer as he has seen several moving mid-day on it while driving by it. He annually harvests 125-145" bucks out there.

Looks like it's going to run us about $20 per acre split two ways...Have always wanted to hunt riverside or close to river property. See how it works out.
