We have two pastures for lease on Birch Creek Ranch. The Ranch is conveniently located in Leon County approximately 20 minutes from Centerville. The North Pasture is 240 high fenced acres. This is a year round lease that can be for a group, family, individual, or business, this is not a per gun lease. It is mostly mixed hardwoods with a large food plot, there is also a lake that is approximately 1.5 acres and has fishing and some duck hunting available. Included in the lease price are two whitetail bucks one 200” class and one 160”+. The pasture also contains other deer including does and some smaller bucks, these deer are included in the lease as well. Please see additional information below. The price for this lease is $22,000. The South Pasture is 220 high fenced acres. This is a year round lease that can be for a group, family, individual, or business, this is not a per gun lease. It is a mix of hardwood stream side zones, natural hardwood regeneration and plantation pine. There are also food plots planted in the pasture. Included in the lease price are two whitetail bucks, one 200” class and one 160”+. This pasture had 2 open breeder does were stocked two years ago and 4 bred breeder does stocked in it last year. There are also other does and smaller bucks in the pasture that are included in the lease. Please see additional information below. The price for this lease is $21,000. For both leases: - Both leases are MLD level 3 so deer season runs from the end of September to February. - Fishing on Lake Leon is included in the lease. The lake is 85 acres and has great bass fishing. The lake record is 13lb 4oz. - Additional bucks can be added or the size of the included bucks increased for additional cost. - There are no exotics currently on the property but the lease can be expanded to include them by discussion. - Two bred does will be added to each lease annually. The goal of this is to increase the quality and quantity of deer on the properties for the lease holder. - We are willing to offer an extended or multi year lease. - Lease will include one camper or RV hook up with utilities and septic. In answer to some of the more common questions I have received: - Lease, access, and fishing begin with first payment, as soon as 1 Feb. - The entire amount is not required up front. The lease amount will be divided into monthly payments from beginning of the lease agreement until September. Each year of lease would run until the end of that years deer season. - All deer in the pasture are included in the lease. As the bred does fawn and then re-breed there will be more and more high quality bucks available for the same price in addition to the large bucks put in each year. - There are some possible alternate lodging arrangements available, we can discuss if interested. - Lease also includes use of Ranch walk in cooler. - Our goal is to develop a relationship with long term lease holders. No Sir, those are the size bucks that will be in there for sure but all of the bucks in there are fair game. There will be other bucks and younger bucks that can be left to grow or harvested. Other bucks can be added if a group wants to add more deer to increase the number available for the group. Lots of different possibilities. As the youngsters grow up there will be more each year, that is the goal of putting in he bred does each year and that is why we are willing to go with a multi-year lease. Also, our 200" class bucks were in the 215" average range this year. Please let me know if you have any other questions.

What are the average total tag counts for each of your pastures, and buck vs. doe? And based on survey, what are appx total numbers in each of the pastures?

Last year there were 4 bucks and 3 does harvested in the North Pasture and 5 bucks and 5 does harvested in the South Pasture. That was in addition to one 218" buck shot and lost in the North Pasture and one large native 9 pt shot and lost in the South Pasture. This year the group has hunted very little so the results are difficult to compare. They only stocked 1 buck in each pasture and have harvested the 1 from the South Pasture. They have also taken 1 small buck out of the North Pasture.
They have not shot any does from either pasture and the last camera info from spring had 11 identified in the North and 12 in the South. There was not a survey done this summer by the group so the buck numbers were estimated (guessed at) but they have seen and passed multiple small bucks in both pastures. There are at least 2, two year old+ bucks in the South pasture that have not been harvested, one of them is 3+ yrs old. I am not sure of the count in the North.
Going forward the tag counts for each season will be figured based on survey results from the spring and summer and the number of tags requested by the lease holder. If the lease holder wants 4 or 7 or 10 buck tags and a number of doe tags that is the number that we will get from TPWD. Any tags not filled at the end of the season are returned to the county biologist along with the MLD report of harvest.
Currently the duck hunting on Lake Leon is leased so we cannot offer it with the pastures.

The listed price includes two bucks that size added each year. Bucks that grow up in the pasture can be shot or managed by the lease holder. If they want to add more bucks than the two that can be done also,so if the lease holder wanted to add more bucks to make more mature bucks for a bigger group of hunters that could be done. That discussion can take place each spring to set the plan for the following deer season.

I was not very impressed either. Both were shot on weekends when there was only one guy there hunting and neither was followed up correctly, both immediately after the shot. Neither asked for help until the next day or later.
