What do you think either total price for the year or per gun on a lease like this?
400 acres. Mix of wooded, heavy wooded, and open pasture. 2 tanks Electric hook up OR we also have a 1500 Sq foot house with 2 car garage the group could use.
I am just trying to figure out if we are low or high on our current group.
Land is in Brown/Mills county.
Good deer, turkey, dove hunting.

As far as your current group goes, if you are comfortable with the price that you have set and they are happy with it also, then it sounds like you are just right. JMO.

Where is the lease located? May need a personal tour to figure and exact cost for you which I may or may not trump to the land owner Really, a bare bones lease runs around 10-12/ac and a plush lease can go as much as 15-20/ac. All depends what you are willing to pay and be happy with

I would say average for brown county $10-$15/acre or $1000-$1500gun for 400 acres @4 guns, without the house... I pay $10/acre in Bosque, with water and power
