I'm looking at a small lease just west of San Antonio. Land owner has portioned out 125 acres for lease hunters. The rest is family land. Up to three people with a total of five taken per season. No trophies but lots of deer (consistently 10-12 per day on game cameras) with some nice eights and an occasional 10. Low fence, year round access, hogs in the past but not now due to drought. Decent two room house with bathroom/shower, small barn storage, and a walk in cooler we can use. No other hunters on our part, but neighbors have hunters. Cattle on the property occasionally depending on how land owner is managing grazing.

Place has a lot going for it, but small. I don't have any idea what the lease might be worth. Land owner seems interested in changing out lease holders due to their behavior. Seems like a pretty no-nonsense guy that will not put up with much shenanigans. He hasn't mentioned price yet and I want to be ready if he responds to my interest.

Any ideas in a fair ball park price?

3 hunters on that small of an acreage is a lot. If the family is hunting there part then it is even worse. That does not include the neighbors who hunt. I would put one gun on it the first year to see how it goes. Price ranges when you head west from SA go up a lot if you are within 1 hour of SA. The housing and year round use will add a lot to the price you will pay.

Thanks. That's the way I see it, one gun lease. I think the land owner considers it to be one gun but is letting three split it now. I don't think they do as much hunting as they do relaxing. I was thinking about $1800 to $2000 so I'm in the ballpark. Thanks again.

You can hunt 2 guns on that place if it's wooded right. With the house and not far from SA I would guess $1800-$2500 hope it works out for you.

I hunt 2 leases, the small track is about 150 acres and the guy charges $10 per acre (which is split between 2 people) the other lease is 1500 acres and it is $1250 per gun (10 guns). Needles to say we don't ever have an opening at that price.
