I have 2000 acres south of Bronte,with 2 miles of the Colorado river, that i want to start hunting next year. would like to get some feed back on what would work and what people would be wiling to pay.
First im not interested in getting rich or creating a "trophy" hunt place. The deer there are native, 120-130 at best, but there are lots of em.
Im looking at a "semi DIY group hunt", 4-6 hunters, 3-5 days. Ill show you around the place, discuss rules, etc, and turn you loose.
Heres my plan:
Provide feeders and stands( tree stands and brush blinds)
Lodging (Limited)- Deer camp mentality-on river- remodeling an old 20 foot travel trailer. Would be good for sleeping and getting out of the weather. 2 small sheds,camping area. There is a motel in Bronte, 4 miles away
Electricity and water. Fire pit and grill. Skinning rack
Animals: 1 buck 2 does 2 turkeys unlimited hogs and varmints(except bobcats)
The place has been hunted very little over the last 10 years. River bottom is brushy with a few large trees. Rest of place is mesquite and cedar. good pasture roads, ATVs will be allowed on roads only.Plan on hunting twice during bow season and 2-3 times during rifle season. dont want a typical "day hunt" place. Trying to create a place where a group of guys or a family can come and enjoy themselves at their own pace.
Any input on value or ideas to make it better would be appreciated. Thanks

Well it's been my experience that most people who don't own the land, aren't interested in herd health and trophy management and are in it for the money, tend to over sell hunts on their place. They sell weekend after weekends of hunts and although early in the season success is probable, as the season goes on the place is either shot out, the animals nocturnal and all that is left to keep shooting is small deer. If you aren't one of those people then you probably can ethically charge the suggested prices. If you are one of those people you will get away with charging those prices, just after a while word will get out about the place and how it's run and you will get a bad rep. This is definitely the information age and word spreads fast for anyone who does any research before dropping that kind of cash on a hunt. Sitting at a blind watching a fork horn right at dark and that's the only animal you saw all weekend sucks and customers will post your frustration on forums, facebook etc. Especially if they paid that much money for it.
The reality is many people don't have a good lease, the time to deal with lease work needs or the drive to do so. $1500 to $2000 for a quality hunt with a decent animal on the pole is worth that.
You just need to know who you and the land owner are and proceed from there.
If you are the first guy charge a hunt fee and a kill fee. That way your hunters who don't see what they are looking for, little if any game or just got drunk and didn't hunt that much, don't feel like they wasted as large a sum of money.
If you are the persons we hope you will be then you will take care of your hunters and your deer herd and you will earn a good rep and in years to come you will have many returning clients.

And by the way, many hunters tip like crap or not at all so if you are expecting tips to round out the income don't. Roll it into the cost of the hunt.
