i am about to buy some land 2 hours NE of dallas. i am looking at options for accomidations. of those who have been down that road, i would love to hear feedback and things you would change? I dont need a beautiful place with marble and all that. thinking more contractor grade equipment. would like small bedrooms intened for just sleeping. ideally thinking of a barndominuim becuase i like having a place to store small tractor, 4 wheeler, and that crap we all accumulate. But my quick research shows that is going to be very expensive. wood cabin, modular home, metal building...? what and why. budget can be modified, but current comfort is about 30k

Metal building on a slab. Use 1/2 to live in, the other 1/2 for shop, garage, storage etc

FYI, insurance and taxes are cheaper with a metal building

what would you say a ballpark turnkey price would be for about a 40x60 with 30%shop and a few bedrooms one bath and a simple kitchen?

I priced this out recently thru mueller for my place, and it was right at 31000 for the slab and building to be assembled. Not finished on the inside. 2 roll up doors and 1 regular door.

How are the taxes and insurance cheaper? Both are base on value. I live in a barndominium and I don't get any kind of break. I have to fight both to keep from getting increased every year. If you know something I don't please clue me in.

a metal building is cheaper than a house, tha'ts why he rec. metal

a 60x60 metal building is $31,000 face value
you can put rooms inside and make it look like a house interior,,, the county tax assessor
will tax you on what he thinks it's worth, which is a metal building/barn

I just bought a 16 x40 graceland building... and found a local guy to finish it out....Full bath..Full kitchen..2 9x7 bedrooms and one 12x10 bedroom and a den with a l shaped couch..I went kinda high end and when all said and done 26k..Thats with central,heat and air as well all trimmed out in cedar and engineered hardwoods and tiled bathroom..If I knew how to post pics I would......

I am in the process of doing a 40X50. I have the building up and the rough plumbing in. This is close to where I am now.

Slab 10K
Building 18K
Erection 10K
Plumbing in slab 3K
Finish plumbing will be 3K
Framing not sure ??
Septic ?
Electrical ?
Drywall?
Appliances ?
Flooring stained concrete ??

I'm already at $45K and have a long way to go. Maybe $30/sq ft finished?

$80k to $100k. $30 to $40 a square foot.

Yes, and when they do inspect or pick up on the building permit they will also ding you for the years from when it was improved that you didn't pay for. If you under insure you will also subject yourself to coinsurance when you try to file a claim. Only a percentage of the claim will be paid based upon the amount you were shorting the insurance company. It's very risky to under insure.

I recently quoted a 40 x 60 insulated weld up to a guy in Emory it was right around 30k.

Finish out I'd put 50 55 dollars a Sq ft at.

That's excluding water, water meter, electrical service drop and septic. Those 3 can get pricey as well.

DIY. Go to Lowes or Home Depot, buy one of the cabin kits and do it yourself

why not just go for a used metal shipping container- for now. then it will be great storage in the future.

I have 3 hiboys and was thinking the same thing. They would be expensive to convert/insulate and they really aren't that big. If you make one nice enough to stay in, I wouldn't store in it.

Sounds like prices have gone up.

We had a 40x60 16-foot eve height Mueller put up 2 years ago with insulation and 2 14x14 doors. It cost 13k for the building, 9k for the slab and 6k to put it together.

We are building our own interior finish out... its taking a little time, but 1400-1500 sq ft with a loft and we are less than 10k easy into the living quarters. 3 bed one bath.

A budy of mine has their camp made out of 10x10 containers. It took some work, but its really nice. I may not want to live in it, but for a deer camp its top notch to me.
