I thought I would reach out and see if I might be able to get some input on my lease situation and advice if y'all have ran into the same thing. Here's the story. Got my lease late in the year (end of July). I met with the landowner for the property and its 50 acres in Caldwell County so there is the antler restriction. The lease cost was 2000.00, but was supposed to be for 2 people. He wanted to fill it that day and since I was running out of time, and didn't have someone to pony up the other half I just paid it all.. Really liked that better anyway since its so small. Set up feeders right after that, pop up blinds as well. I asked him prior to leasing it if he had cows on the property and he said he does have cows but would not put them in that property until season was over, if I was worried about feeder damage that I could put fences up. Since he wasn't going to run cows, and I wasn't planning on staying next year I figured why bother feeding all year and why bother with fences. No corn in feeders, no reason for cows to jack with them. Saw deer on cams up until 2nd week of bow season.... Then I see a bunch of cows, one 400# feeder is empty, another one damaged. And that particular morning I had a cow come bellowing and yelling right at the feeder at feed time.. So I texted him and told him, thought it might have been a mistake or not his cows. Gave him the brands that were on the cows and he said he would call around. Texted me back on the 30th of last month and said cows had been gone since the 28th. I went out there this morning and guess what I find? Cows! trail cams show that they never left. I called furious and texted him wanting some satisfaction. He doesn't think its his responsibility since he tried to fix it, theres a section of fence that is down that I told him about, he hasn't fixed it... and seems to think that he has no liability and its more or less my problem since I didn't protect the feeders. I told him that I have to feed to get as many deer as I can since its not holding them, and that I am essentially just feeding cows. What would y'all do in my shoes?

What was it that P.T. Barnum said? When you lease a property check around about it first. Especially shelling out that kind of money. Write it off to experience and better luck next time.

Since I suspect hunting trails and funnels and not using feeders is out of the question, I would suggest scattering corn periodically in areas that show good deer sign and where cows will not easily find it. Corn these areas before leaving on evening hunts and then hunt them the next morning.

The basic idea is to create areas where deer will find the corn relatively quickly and keep coming back.

anyone should expect problems from a landowner that will lease 50 acres to 2 hunters.

I did sign a lease agreement. Nothing in there that says anything about cows or whatever except that I am leasing it for hunting not grazing... I talked to him on the phone and he doesn't feel like its his issue even though his fence is the one thats down. As far as Im concerned at this point anything that moves dies.. Im done dumping money into this pit as far as fences go. I realize I paid too much, but in July when there don't look to be any leases around and this is all thats there. We its better than not hunting at all. I won't make the mistake again. Im thinking Ill just hand corn some areas I guess and see what happens I suppose the one feeder thats completely empty is pretty well out of commission for the rest of the season. Ugh Im definitely frustrated.

I don't see it as a land owner issue.
Yes, you paid too much but if you hadn't have paid the asking price someone else would have.
The problem I see is that you didn't check out the fences before you leased it. It wouldn't take long to walk around fifty acres, and the land owner told you out right that you could fence off your feeder so he's in the clear.
The only thing you can do is drive out the cattle and repair the fence.
Rounding up cattle on fifty acres isn't a problem, just get a bag of range cubes and throw them on the side where the fence is down so they bunch up and then drive them out.
T posts and a spool of wire aren't that expensive, and you can salvage the wire where the fence is down.

Once i learned that i didn't "NEED" to kill something, and that if i did kill something all the fun stopped and work began, i was a much better hunter.

+1 on this, only now the cows will want to get back to the feeder. If you don't fix the fence adequately, you can expect the problem to continue. The cows will push their way through unless they meet enough resistance.

Don't know why you would have to expect bad things out of a guy wanting to lease his place no matter the size.. If there are good deer in the area who cares.. Landowner actually did well with the contract and very well isn't his problem he even stated you could fence them out and they are someone else's cattle... Lots of negative comments directed to a LO that clearly took care of his side of the agreement...

As a legal matter, it isn't his duty to fence out wayward cows. It's the responsibility of the cow's owner to contain them. He's right, not his issue.

Arrowslinger82 you might think about this some if you ever get forced into this situation again. To me, it would not be worth the bad feelings I'd take away from it. If it were me, I'd take a good close look at the guides that advertise here. There are some pretty decent deals out there and you still get to hunt. You do lose that year around access though, I'll give you that.

If there are any pens close by, I'd pen the cattle & have them hauled to the nearest sae barn & sold as strays (lawfully). I'd add on the most the law allows for forage & hauling.
