Any time I talked to him about properties, it was always something about "my uncle and I just got some new properties to lease, etc." When I asked for details, they were sketchy at best. I decided to look elsewhere.

Showed up to look at property and he had someone
Else in his place along with 10

I'll tell ya our experience with him and let you draw your own conclusion.

My brother found him about a year ago and we started looking at smaller leases for us and our sons. We are hoping to find something long term - put in some basic management practices and keep it getting better the longer we are there. He sent an ad to my brother that looked perfect. 350 acres not too far from the Brazos in Young Co. He has is listed as a 4 gun lease. We were told it had not been hunted or had any cattle on it for close to 10 years. There was maybe a group of hunters to our north but that was it. We went ahead and paid extra to keep it down to 3 guns.

Spring turkey rolls around... so far so good. Got some birds and seeing some promising bucks on trail cams. Then the first problem, last weekend of Spring turkey season a rancher rolls up with 80 head of cattle while my brother is there. The place was already in a bad drought. By the time summer came around it was grazed to the dirt.

Bow season rolls around and we meet the guys to our north. Great lease neighbors, older guys like us that don't shoot everything that walks. But then the second problem, they told us that there were guys hunting the place 2 years ago.

Hmmmm, so my brother starts doing some digging since the BS was building up. Third problem, property records show the property is actually 290 acres. I can't tell ya what that makes our price/acre, too embarrassing.

Fourth problem, my brother runs into some hunters to our east. He talked to them a while and finds out they have been there a long time and shoot anything legal. That isn't a problem with me, they can manage or not however they want, but don't tell us there are no other hunters around when we're hunted on all four sides. At least one of those groups don't have the same agenda we do.

So... now we're stuck trying to find a new place for us and our sons. We really don't want to stay and do business with him any longer but we aren't leaving until we can get something else secured.

None of the details that he promises about the lease, including the acreage, are in the lease agreement. The entire thing is protecting his interest.

RUN, i contacted him about 350 acres. he was a complete [censored]. When i spoke with him for the first time, he was very unproffesional with his choice of words. And if you read his " contract " it shows that if the land owner decided to take Mr. Courvilles hunting rights away, you are to pay the land owner double the price you paid Mr. Courvill, himself. I have never heard of such a thing. Kinda sounds sketchy if you ask me. i have also heard that he says that the acres are more than what it really is.

Did he mention where that acreage is located? I wonder if he is talking about the 290 acre lease - again misrepresenting it.

all he would tell me over the phone was in young county. but i also recieved a text last night with about 9 other numbers in a group message to go look at all the land he had. who would wanna go look at land with 9 other people?

I am not going to judge the man's character. When I talked to him he seemed nice, but he is definitely business oriented. For me, I get enough of that at work... Just be careful going into a contract with him.

Update: We got off the lease mentioned above clearly letting ol' Danny know how PO'd we were about being lied to about the acreage and everything else. His excuse was that he calls the property by that name but it doesn't mean 350 is the acreage and he needs to stop doing that. BS, but OK whatever.

Well, I talked to our former lease neighbor to the north (great guy) and he was out there a couple of weeks ago and met one of the new hunters. He happened to ask about the acreage and guess what... ol' Danny boy told them it is 350 acres. Shocker, the flat out lies continue, even after we called him out on it. Can't say he didn't know!

This guy/whatever is posting leases on Texashuntingpost.com. I googled courvile outdoors and some bad reports came out. Before this, I inquired about a 160 acre lease in Young county asking for more details and "Amber" repled that "all the details are listed and if I wanted she would pass my info to the guy leasing it", needless to say I haven't heard anything else. Wouldn't do business with him if the lease was free! Since i'm paying for a service, I guess I should contact the websight manager and let them know.

Personally, I would not do business with him unless I could verify the details with the landowner him or herself. I would tell him there are a multitude of bad reviews from multiple sources and it is hard to ignore them because there are so many. But if you meet the landowner when you check out the property and you lease the property, you will a positive review out there.

If he really is honest and any kind of a business man, you would have to take his reluctance to meet your request as a big red flag.

That is just my opinion.

I take that back. The guy has some leases listed from landowners who probably have no idea what his reputation is. You might try getting as much info as you can about the location, finding the owner and approaching directly. If you tell him why you are going around the listing, he will probably appreciate finding that out and leasing to you directly.
