So the place i hunt is broken up into 2 separate tracks. I lease 1 section and another guy leases the other. Land owner called me today and asked if i would lease both tracks next year. She said she really likes the idea that we are there a bunch and can keep an eye on her home, since she moved to a town 30 miles away last year. The other guy is a great guy but only down 2 times so far this year as he hunts another place as well. Not sure what to do really. I will take the other section and i told the land owner that today, but how do i handle the other hunter? Land owner said she called him and told him all of this before ever talking to me and from her description he is pretty pissed off. I am not sure what to say to the other hunter. If the land owner wants just me there what can i do?

You did nothing wrong. The property owner put this into play.

Lease both sections and have him as a fellow lease member paying his half, but you are the new Ramrod of the place. If he bolts get another hunter on there with you. She's putting her trust in you. Be thoughtful when you talk to the other guy and just tell him the same thing she told you.

That is the thing she really just wants me and my family ( wife and kids ) there. Does not want anyone else there. Not sure why. My wife spent a bunch of time with her when she lived on the place. I guess that has something to do with it not sure. I do no she told me she does not want any other hunters other than me there period.

The landowner rules, it is not your problem that he upset.

The other guy being pissed is his problem. Not yours. Landowner made her decision. Enjoy the time with your family hunting and being outdoors.

As far as i no there has never been any issues with other hunter. This is his first year on the place. Only issue i no of is land owner said she does not like his attitude with her when she speaks to him. I did not want the entire place i do enjoy being around other ethical hunters and swapping stories and trail cam pics. But i am able to lease it all and i am going to. Just means i can move my wife's stand closer to camp which she will love. And the kids can fish in a pond that is on the other section

Sounds like you lucked out. I'm looking at having to do the exact opposite next year. As in splitting my lease with a new guy.

If she don't think he respects her, how can she trust him? Only thing you are obligated to tell the other guy if he shows up is to get off the property. Don't let worrying about his hurt feelings screw up a good deal for you. Unless of course, you planted the seed to get him kicked off... Only you know that answer....

If I was you, I would have nothing to do with the other hunter, not you're job. Don't think it would work out sharing the whole place either. If the guy has the lease until this deer season is over (or their agreement), then she doesn't have to renew.

Even if the guy offers, he will always feel animosity. How would you feel in the same situation?

Bottom line, people loose their leases all the time for many reasons, he needs no explanations or excuses. Take the whole thing and enjoy.

This is the correct answer. Evidently, both the landowner AND your wife trusts you...

Sounds like he wasn't taught good manners growing up and the landowner decided she doesn't want to lease to disrespectful people. Makes sense to me. Enjoy.

Hey you may not know all the issues she has had with the other guy. Do not worry about him. Enjoy your blessing.
