Just curious what some of you pay? And what does that get you? Acreage, utilities, quality of animals, etc..

100 kabillion dollars for scrub chock full of spikes, does, and jackalopes.

Straight up, Most of my life I've hunted on family or friends. Recently I did a couple of hunting leases. Not my cup of tea. Full disclosure, I'm just not that mad at Bambi anymore. I can buy a lot of ribeyes for a couple of grand.

My portion of mine is 1500, and the place blows.

It's fairly close and a getaway from the city. I like the neighbor guys.
I'm looking for another spot, if anyone will take me on.

We paid around $6.50 an acre, that was just WT, turkey, dove and quail. It had water and electricity for campers also.

That is a wide open question. It's kinda like asking how much a vehicle costs. There is everything out there from a 20 year old yugo to a 2017 Ferrari.

I pay about 6.50 an acre for my place in East Texas. If that helps.

$8.00 per acre for year around access. We have deer, turkey, quail, dove, duck, Sandhill cranes and hogs. Deer population is ok and buck quality is fair. Population of quail, turkey, dove and hogs is insanely good.

Hill Country I see $15 an acre as a norm. But have heard of $50 an acre (my buddy leases his 50 acres for $2500) and $25 is not uncommon. (a family friend has 400 acres leased at $10,000).

$1,000 per gun. It was $400 per gun when my dad first got on it years ago. Our awesome landowner won't let us pay for water or electricity either, so that's included.

I agree with that but usually they have been on the lease for a long time. But I'm sure there are some very good deals out there but usually low price means low quality but not always.

You start asking what a lease truly costs and you will end up in your closet curled up in the fetal position sucking your thumb.

Much better to ask about value. The time spent with my son in the woods is priceless whether we shoot a deer or not.

$9.50 an acre all game year round. We pay $50 each yearly for electricity. Water is free off the well we pipe in. Less than 2 hours from DFW. Heck of a deal considering distance and amenities. Might not see deer everytime but we have some nice ones show up every now and then. Plenty of turkey and hogs to keep one busy. One guy has been on almost 20 years now so having a great LO is key.

$3000 for my wife and on 600 acres. No amenities. Year round, good deer no pressure. Can only shoot one buck and one doe. Would like a couple of buddies to join but landowner says no.

$0 for 500 acres. I do the geology work on his O&G lease there. Cabin & electricity included. Not huge deer but good numbers. Had it for 6 years. Hope it continues.

Of course there are exceptions but they are rare. As long as Texas continues to attract more population and business prices will continue to climb and available land will decrease. Supply and demand will determine the outcome. If you want year round access and mature animals to hunt you should expect to pay around $4000 or more annually per hunter.

That's what I see. The old "per acre" way of leasing is so outdated. I know small places that (if I were leasing) I would gladly pay a pretty penny for. What's on it/around it is the key.
